Our Process

The process of preparing a conceptual plan begins with extensive research about the neighborhood, community, governmental agencies, business owners, neighbors, friends, foes and competitors. The information gathered is then analyzed within our own framework necessary to create a sense of place while being fully sustainable – economically, environmentally and socially. A team is then assembled that has special expertise for the tasks at hand; then the iterative process begins with simple planning, review, critique and revision, repeating itself many times.

Even at the very early stage of this process we identify a site’s particular issues and opportunities, and then blend a gathering of multiple disciplines and collaborative efforts from urban planning, traffic, and landscape architecture, assessing input local to the site and from surrounding communities as well.

Ultimately, this process creates a rich, long-lasting place that can serve as the catalyst to a better neighborhood, increased community ownership and pride. The process by which we engage each site begins with the following:

CONTEXT

Uncovering and analyzing the basic planning, social, and ideological components of a region is critical to identify the unique issues and opportunities of a given site. These components lay the “foundation” and are therefore integral to each subsequent step.

STRATEGIC PLANNING

Defining the overall strategy for each site, including the goals, objectives, budget and project schedule into several viable options. Every strategy includes special attention to balance the short, mid and long range goals and objectives.

COLLABORATION

One of the most important components of a successful project is assembling the right team, which is the result of talented people working together as a cohesive and efficient unit. Our core competency is in assembling experienced teams that can address each site’s particular issues.

URBAN PLANNING DISCIPLINE

Our expertise is in handling the requirements for effective urban planning, including the establishment of boundaries, regional transportation districts and comprehensive zoning reform, as well as the social benefits of responsible growth, such as job creation and an increased tax base. Strategies include maximizing infrastructure investment through compact development while maintaining or even improving traffic flow, a sense of community and overall quality of life.

GOVERNMENT RELATIONS

Along with the community, the governing entities hold the key to value in land-use issues. Establishing a collaborative relationship and communicating realistic parameters to facilitate a process that can move forward while keeping a project economically viable.

COMMUNITY OUTREACH

Embracing “smart growth” principles is the only key that we have found that can turn the tide from strong opposition to strong support. Communicating these principles to the community and listening and learning about the individual issues of each community is critical.

DEVELOPMENT MANAGEMENT

One of our core competencies is in coordinating, motivating, organizing, directing and re-directing the project team to maintain an efficient and productive process. Years of running some of the largest projects in the United States have honed the techniques required to simplify very complex issues and anticipate problems with time for effective solutions.

However, AndersonPacific, LLC is keenly aware that reciting those terms or patronizing these ideas is not the solution. Instead, if they are intrinsic philosophies utilized in all aspects of real estate, they become very important components of creating real value.

Anderson Pacific is committed to building healthy communities, and has participated in the USGBC Pilot program for establishing the LEED (Leadership in Energy Efficient Design) criteria for “Neighborhood Development”, LEED-ND, with its Hercules Bayfront project. Furthermore it delivered the first LEED-ND and LEED-NC (New Construction) residential tower in the City of Long Beach.
